What goes on a handyman service agreement
Property managers and small landlords are where a handyman gets repeat work, and what they are buying is not a rate — it is somebody who answers. A simple call-off agreement with a rate and a response time converts an unpredictable trade into a diary with something in it.
- The properties or the portfolio covered
- The hourly or half-day rate, fixed for the term
- The call-out, and the minimum charge per visit
- Response time, and what counts as urgent
- The spend limit you can work to without ringing first
- Materials: whether you supply and bill on, with or without a markup
- Invoicing monthly in arrears, the term, and the notice
The sample line items and example prices this sheet opens with are on the handyman invoice template — the same table, which is about the trade rather than about this paper, so it lives in one place rather than on all six.
What you get

A PDF, and a link your customer can open in any browser. Word and Excel versions are not available yet — if a spreadsheet is what you need, this is not yet the tool for it, and saying so is cheaper for both of us than you finding out after typing everything in.
Pick how it looks
Six looks, from a plain classic sheet through a bold top band to a shop ticket, and your initials go on automatically until you upload a logo. See all six.
How to send it
Most customers want the paper on their phone, so the service agreement goes out by WhatsApp, text or email, or as a link that needs no app and no account on their side. Or download the PDF to print it or keep it for your own records.
Questions
What are property managers really buying?
Somebody who picks up. Agents have a list of trades who do not answer and a tenant on the phone, and whoever responds gets the work regardless of rate. Put a response time in the agreement and you are selling the thing they actually want.
Should I agree a markup on materials?
Agree something in writing, either way. A markup is normal and agents expect it; what they object to is discovering one they were not told about. Fifteen or twenty percent stated in the agreement is uncontroversial, and the alternative is buying materials for free.
