What goes on a cleaning service agreement
The service agreement is the whole business model. A regular round is what turns cleaning from a string of one-off jobs into income you can plan a van and a wage around, and what makes it stick is not the price. It is the boring parts: who holds the key, what happens at Christmas, how much notice either side gives.
- The frequency, the day, and roughly the time
- What one visit includes, and what counts as an extra
- The price, per visit or per month, and when it gets reviewed
- Key holding: whether you hold one, and what happens if it is lost
- What happens if nobody is home, or access fails on the day
- Public holidays and your own vacation, and whether missed visits are made up
- The term, the notice period, and how either side ends it
The sample line items and example prices this sheet opens with are on the cleaning invoice template — the same table, which is about the trade rather than about this paper, so it lives in one place rather than on all six.
What you get

A PDF, and a link your customer can open in any browser. Word and Excel versions are not available yet — if a spreadsheet is what you need, this is not yet the tool for it, and saying so is cheaper for both of us than you finding out after typing everything in.
Pick how it looks
Six looks, from a plain classic sheet through a bold top band to a shop ticket, and your initials go on automatically until you upload a logo. See all six.
How to send it
Most customers want the paper on their phone, so the service agreement goes out by WhatsApp, text or email, or as a link that needs no app and no account on their side. Or download the PDF to print it or keep it for your own records.
Questions
Should I charge per visit or per month?
Per month where you can. It smooths the months with five weeks in them, it is easier to collect by standing order, and it stops a customer treating each visit as a fresh decision. Say on the agreement how many visits a month buys, or a short month becomes an argument.
What happens if I cannot get in?
Settle it on the agreement or you will settle it in a doorway. The usual term is that a wasted visit is charged in full where access was not arranged, and most customers accept that when they read it in advance. You have still driven there and still lost the slot.
