What goes on a construction service agreement
The work after handover is the part most builders never paper, and it is where the relationship either continues or sours. A defects period has an end date somebody is going to disagree about, and ongoing maintenance has a scope somebody is going to stretch. Both are simple to settle in advance and close to impossible afterwards.
- What it covers: the defects period, scheduled maintenance, or both

Questions
When does the defects period actually start?
At practical completion, and the agreement should say what that means and who declares it. Left vague, the client dates it from the last snag fixed and you date it from handover, and on a job with a long tail those can be two months apart.
What is not a defect?
Wear, damage, misuse, and anything another trade has touched since. Say that plainly in the agreement, because the alternative is being called back to a cracked tile somebody dropped a toolbox on — and refusing at that point looks like refusing a defect.
